Most of what goes wrong between landlords and tenants isn't malice. It's a text that never arrived, a receipt in a drawer two houses ago, an inspection everyone assumed the other person remembered. The information existed — it just didn't live anywhere both people could see it.
Landy is built on one idea: every rental should have a single file, kept at the property, visible to the landlord and the tenant in it. Maintenance requests with photos. Repairs and who did them. Inspection dates. The Healthy Homes paperwork. Written once, time-stamped, and never quietly edited — the record is append-only by design, and that restriction binds the landlord too.
We think that's fairer for tenants, safer for landlords, and better for the houses themselves: problems reported while they're small get fixed while they're cheap.
Landy is a small, independent New Zealand company — no property management chain behind it, no data business on the side. It's built for self-managing landlords with a handful of rentals and for the people living in them, and it's free while we build it alongside our first users.
