How it works

One file per rental. Two people looking at it.

Most landlord software is built for one side of the tenancy. Landy is built for the relationship: the same record, seen by both of you, that neither of you can quietly rewrite.

01

A fault appears

Your tenant

Open Landy, photograph the problem from the room it's in, write one line, send. Under a minute, no phone call, no wondering if the text got through.

You

The report lands on your board with the photo attached and a time on it. You can see at a glance whether it's a drip or a burst pipe.

02

The fix happens

Your tenant

Watch the job move from open to in progress to done. Ask questions on the job itself instead of a separate text thread.

You

Book the tradie from the job, keep the conversation and the invoice with it, and mark it done. The whole story stays attached to the property.

03

Someone asks for proof

Your tenant

Your rental's compliance isn't a mystery. The standards and their status are visible to you too — as the law intends.

You

Insurance, accountant, a dispute, a sale: export the file as CSV or a printable summary. Every entry has a date and a name on it.

The same split seal, in two houses.

A tube of sealant and nine months separate these two versions of one job. The only difference is whether the person who noticed had somewhere easy to put it.

Meant to mention it9 months
  • Sun 20:42Tenant notices the silicone has split along the shower tray. Not exactly an emergency.
  • Month 4The vinyl is lifting at the edge and the floor gives slightly underfoot.
  • Month 9Joists rotted. Shower out, floor out, waterproofing redone, bathroom gone for a fortnight.

Told that night4 days
  • Sun 20:42Tenant photographs the split seal, writes one line, taps send. It's on your board.
  • Mon 07:15You book a waterproofer from the job itself. Your tenant watches it move to in progress.
  • ThuStripped back and resealed. Marked done, with the photo still attached.

The figures illustrate one job caught early and caught late — not an average. Landy is new; when we have real customer numbers we will quote those instead.

Everything in the file

Photo maintenance requests

Reports arrive with photos, an urgency level, and a timestamp. No more deciphering a text sent at midnight three weeks ago.

A repair board you both see

Every job in one of three states: open, in progress, done. Both sides watch it move, which is most of what 'communication' means.

Healthy Homes evidence

Each of the five standards holds its own documents and status. When a tenancy agreement needs a compliance statement, the material is in one place.

Inspection scheduling

Set the date once. Landlord and tenant both get reminded before it arrives, and the visit's notes and photos join the file.

The append-only trail

Entries cannot be edited or deleted after the fact — by anyone. If it ever matters legally, a record nobody could tamper with is worth a great deal.

Email that keeps up

New report, status change, upcoming inspection: the other person hears about it without you chasing them.
